Sinking Foundation Repair in Washington

Lift and Stabilize Your Home for Good

We fix sinking and settling foundations with pier systems that permanently restore stability and stop future structural damage.

How Soil Movement and Erosion Sink Your Home

What Is Foundation Settlement?

Foundation settlement happens when the ground beneath your home shifts, compresses, or washes away. In areas with clay-rich soils, poor drainage, or heavy seasonal rains, this problem is especially common. As the soil fails, parts of your home sink, leading to cracked walls, sloping floors, and misaligned doors or windows. Left untreated, settlement only worsens, threatening the safety and value of your home.

Common Signs You Need Foundation Settlement Repair:

Cracks in drywall, brick, or foundation walls

These often widen with time as settlement continues.

Floors sloping or pulling away from walls

Visible separations show that different parts of the structure are settling unevenly.

Gaps between walls, ceilings, or floors

Visible separations show that different parts of the structure are settling unevenly.

Chimneys or porches tilting away from the house

Exterior structures often show settlement problems first.

Sticking windows and doors

Shifting foundations throw frames out of square, making them difficult to open or close.

Engineered Pier Systems That Permanently Stabilize Foundations

Our Foundation Settlement Repair Process

When soil shifts, your foundation sinks with it. Our team installs push piers or helical piers to anchor your home to stable ground and lift it back into position.

Settlement is one of the most serious foundation issues, but also one of the most preventable when caught early. Our piering systems provide permanent stabilization, eliminating the risk of ongoing movement. Many homeowners see cracks close and doors realign immediately after installation, restoring both safety and peace of mind.

Repair process:

  1. Soil & Structure Evaluation Identify settlement severity and soil stability.
  2. Pier Design & Engineering Choose push piers, helical piers, or a hybrid system.
  3. Pier Installation Drive piers deep into stable strata until load-bearing capacity is reached.
  4. Foundation Lifting Transfer weight to the piers and carefully raise the home.
  5. Final Inspection Verify stability and provide warranty-backed protection.

Clear Answers About Fixing Sinking Foundations

Foundation Settlement FAQs

How do I know if my home is settling?

Signs of settlement often show up inside and outside your home. Look for drywall cracks, doors and windows that stick, floors that slope, or gaps forming where walls meet ceilings. Outside, a leaning chimney, tilting porch, or foundation cracks are strong indicators. The sooner these issues are inspected, the easier and more affordable the repair.

What repair methods are available?

The two most reliable methods are push piers and helical piers. Push piers are driven deep into stable soil or bedrock, while helical piers are twisted into the ground for added load-bearing support. Both systems permanently stabilize the foundation, and in many cases, can lift the home back toward its original level.

Is it safe to live in a home with settlement?

Minor settlement doesn’t always pose an immediate risk, but progressive settlement weakens your home’s structure over time. As the foundation shifts, it can cause unsafe conditions like sloping floors, cracked walls, and misaligned doors and windows. Repairs not only restore stability but also safeguard your family and property.

Are settlement repairs permanent?

Yes. Piering systems are designed to provide long-term stabilization by transferring the home’s weight onto deep, stable soils or bedrock. Once installed, they prevent further sinking and often close cracks caused by movement. Most systems also come with lifetime, transferable warranties for added peace of mind.

Will settlement repairs disrupt my yard or landscaping?

Repairs do require some excavation around the foundation, but we take steps to minimize disruption. Our crews carefully remove and replace soil, protecting landscaping features wherever possible. After installation, disturbed areas are restored so your property looks as close to normal as possible.

Can foundation settlement affect my plumbing?

Yes. As your home shifts, water and sewer lines can bend, crack, or pull apart. This often results in leaks or drainage issues that go unnoticed until they become severe. Stabilizing your foundation prevents further strain on plumbing systems and helps avoid costly repairs down the line.

Will fixing settlement improve my home’s value?

Absolutely. Foundation settlement is one of the biggest red flags for buyers and inspectors. Completing professional repairs not only restores stability but also reassures potential buyers that the issue has been permanently resolved. This protection of safety and property value makes settlement repair a smart investment.

Update 4/12/26 The company reached out to us, came to our home and made a plan to properly lift our house. The work was done in a timely manner and we had a much better experience with them this time around. We are very happy with how things turned out. Awful company. We paid over $38,000 to raise our foundation 1.5”. It started cracking and they were unable to do what they said they could. They “stabilized “ it and left with our savings. It was the biggest waste of money and I suggest you go elsewhere. Garbage. Our house feels like it’s sinking more.

So I had some work done by r and r back in 2019. I had six piers put in and really enjoyed Corey the owner… fast forward to 2026 and the other part of my house started having weird sounds and a crack in my ceiling… I live on a hillside and tons of water comes my way and a user error with a downspout may have caused more issues… I made an appointment to have him come Out and do an inspection with a bid…. It’s pretty rare these days to not feel like you have gotten taken… Cory did all the measurements and well it appears the house is just settling. The house was built in 1980 by the original owners and was definitely not built straight. Anyway… Cory literally put me at ease and said. “Let’s just keep these measurements and check them out in a year or so. “He could have easily have just said… “yup. You need six piers….” He didn’t. I highly recommend r and r foundation… thanks for being honest… it goes a long way! Also… when I do need the work done… I, of course, will be using them!

House built in 1913 did not disappoint with challenges with a leaking foundation into the basement. But, R&R came through and I am able to feel confident that any further water issues are no longer. If the opportunity presented itself, I would hire them again.

I had them come out to my house to look at an issue of water seeping into my garage which is built into a hill. For reasons that have nothing to do with them, I didn't end up getting the work done. However of the four companies I had look at it, R&R's assessment was easily the most thorough. They are the only one that did any significant inspection outside of the building rather than just inside the garage and their prices were comparable to the other companies I checked out.

Had R and R do some work on our older home that needed an update to the crawl space foundation posts a few years back. Work was accomplished in a timely and professional manner. Now in 2025, we are selling our home in a slow market and want to upgrade. We need to show the new buyers the application to transfer the foundation warranty ahead of the inspection in a few days as a show of good will to close the home. R and R's marketing manager, Jordan, was able to accomplish this promptly within one day for us and really set us up well to help close our home. While the foundation repair was important, it was years later, being able to connect with R and R again, and show the new buyers the work they had done and that it was done by a reputable company, that helped seal the deal.
