Crawl Space Encapsulation in Washington

Seal Out Moisture, Improve Air Quality

Encapsulation creates a clean, dry, and energy-efficient crawl space by sealing walls and floors with durable vapor barriers.

Sealing Your Crawl Space for Health & Efficiency

What Is Crawl Space Encapsulation?

Encapsulation goes beyond waterproofing by completely sealing the crawl space with heavy-duty vapor barriers across the walls, floors, and sometimes ceilings.

In humid, rainy regions like  Washington, this method ensures your crawl space is fully protected from outside moisture and temperature fluctuations.

The benefits of encapsulation include:

Improved indoor air quality by blocking mold spores and allergens

Reduced energy bills with better insulation and humidity control

A clean, dry environment that deters pests and insects

Long-term protection for wood framing and floor supports

Sealed Protection for Lasting Comfort

Our Crawl Space Encapsulation Process

Encapsulation provides the highest level of crawl space protection by fully sealing it off from outside air, moisture, and pests. This process not only keeps the space dry but also improves your home’s overall comfort, air quality, and energy efficiency.

Encapsulation is especially effective in humid climates like  Washington, where crawl spaces are vulnerable to excess moisture and mold growth. By transforming your crawl space into a clean, dry, conditioned environment, you also reduce energy bills and extend the life of your home’s structure.

Repair process:

  1. Inspection & Preparation Remove standing water, debris, and damaged materials.
  2. Sealing & Insulation Apply a heavy-duty vapor barrier to floors and walls, sealing seams for airtight coverage.
  3. Dehumidifier Installation Add a commercial-grade unit to control indoor humidity year-round.
  4. Access Point Sealing Ensure doors and vents are tightly sealed to block moisture and pests.
  5. Final Quality Check Confirm the crawl space is fully encapsulated and protected.

What Homeowners Want to Know About Sealing Crawl Spaces

Crawl Space Encapsulation FAQs

What’s the difference between encapsulation and waterproofing?

Waterproofing keeps water out, while encapsulation fully seals your crawl space with a vapor barrier and insulation to block moisture, pests, and outside air.

Will encapsulation lower my energy bills?

Yes. By reducing humidity and blocking outside air, encapsulation makes your HVAC system more efficient, often lowering energy costs.

Do I need a dehumidifier with encapsulation?

In most cases, yes. A dehumidifier helps maintain ideal humidity levels after encapsulation for maximum protection.

Does encapsulation add value to my home?

Absolutely. Buyers see encapsulation as a major upgrade because it improves air quality, comfort, and energy efficiency.

Can encapsulation help with allergies?

Yes. By sealing out mold spores, dust, and excess humidity, encapsulation significantly improves indoor air quality, which helps reduce allergy and asthma symptoms.

How does encapsulation perform in Washington’s damp climate?

Encapsulation is especially effective in regions with high rainfall and humidity. It prevents ground moisture from entering the crawl space, keeping your home dry year-round.

Can I still access utilities in my crawl space after encapsulation?

Absolutely. Encapsulation systems are designed with accessibility in mind, so HVAC, plumbing, and electrical components remain easy to reach for maintenance.

Update 4/12/26 The company reached out to us, came to our home and made a plan to properly lift our house. The work was done in a timely manner and we had a much better experience with them this time around. We are very happy with how things turned out. Awful company. We paid over $38,000 to raise our foundation 1.5”. It started cracking and they were unable to do what they said they could. They “stabilized “ it and left with our savings. It was the biggest waste of money and I suggest you go elsewhere. Garbage. Our house feels like it’s sinking more.

So I had some work done by r and r back in 2019. I had six piers put in and really enjoyed Corey the owner… fast forward to 2026 and the other part of my house started having weird sounds and a crack in my ceiling… I live on a hillside and tons of water comes my way and a user error with a downspout may have caused more issues… I made an appointment to have him come Out and do an inspection with a bid…. It’s pretty rare these days to not feel like you have gotten taken… Cory did all the measurements and well it appears the house is just settling. The house was built in 1980 by the original owners and was definitely not built straight. Anyway… Cory literally put me at ease and said. “Let’s just keep these measurements and check them out in a year or so. “He could have easily have just said… “yup. You need six piers….” He didn’t. I highly recommend r and r foundation… thanks for being honest… it goes a long way! Also… when I do need the work done… I, of course, will be using them!

House built in 1913 did not disappoint with challenges with a leaking foundation into the basement. But, R&R came through and I am able to feel confident that any further water issues are no longer. If the opportunity presented itself, I would hire them again.

I had them come out to my house to look at an issue of water seeping into my garage which is built into a hill. For reasons that have nothing to do with them, I didn't end up getting the work done. However of the four companies I had look at it, R&R's assessment was easily the most thorough. They are the only one that did any significant inspection outside of the building rather than just inside the garage and their prices were comparable to the other companies I checked out.

Had R and R do some work on our older home that needed an update to the crawl space foundation posts a few years back. Work was accomplished in a timely and professional manner. Now in 2025, we are selling our home in a slow market and want to upgrade. We need to show the new buyers the application to transfer the foundation warranty ahead of the inspection in a few days as a show of good will to close the home. R and R's marketing manager, Jordan, was able to accomplish this promptly within one day for us and really set us up well to help close our home. While the foundation repair was important, it was years later, being able to connect with R and R again, and show the new buyers the work they had done and that it was done by a reputable company, that helped seal the deal.
