Cracks in foundation or basement walls are often the first visible signs of foundation stress. They may result from soil settlement, hydrostatic pressure, or poor construction practices.
While some cracks may seem minor, they often allow water intrusion and can expand into severe structural issues. Identifying and repairing wall cracks early prevents costly damage and helps maintain your home’s value and safety.
These are often caused by soil settlement and can worsen quickly if ignored.
These cracks indicate shifting in the foundation beneath.

White powdery deposits or dark stains on cracks show active moisture intrusion.
Small cracks that grow signal that soil or foundation movement is ongoing.
Not all cracks are equal. Some are cosmetic, while others are structural. Our experts inspect and classify each crack to determine the right solution, from epoxy injections to structural reinforcements.
Cracks often start small but worsen over time due to water intrusion, soil movement, or ongoing foundation stress. Left untreated, they can expand into serious structural problems that affect your entire home. Our proven repair systems seal, stabilize, and protect walls so you don’t have to worry about recurring damage.

Yes. Even the smallest crack can allow groundwater to seep inside, especially during Ohio’s heavy rainstorms. Moisture leads to mold, efflorescence, and structural damage if not sealed.
We use epoxy or polyurethane injections to seal cracks and prevent water intrusion. For structural cracks, we often pair these injections with reinforcements like carbon fiber straps or wall anchors to ensure long-term stability.
When only patched, cracks often return. Our repairs target both the crack itself and the underlying cause, such as soil pressure or settlement. This makes recurrence far less likely.
Common causes include hydrostatic pressure, soil movement, or poor construction practices. Seasonal freeze-thaw cycles in Ohio also stress concrete, leading to cracks.
Painting only hides the problem. Without proper sealing, water will still penetrate the crack, leading to mold, staining, and further deterioration.
Right away. Cracks tend to expand after storms or winter freeze-thaw cycles. Early repairs are cost-effective and prevent structural damage.
Yes. Buyers are cautious of visible foundation cracks. Professional repairs improve your home’s safety, appearance, and marketability.

Great service; fast and efficient. R&R lifted our sinking driveway today and did a great job. The tech, Austin, was very easy to work with and kept us informed about the process. We would highly recommend this service should the need arise.Posted on Google

R and R foundation specialist were great! Cody, Diego, and team did a professional and thorough job, from installing the helical piles to final cleanup. They were very communicative, friendly, and answered all of my questions. Would recommend them for any future foundation stabilization jobsPosted on Google

In October of 2025, we signed with R&R for the stabilization of our foundation. Jordan Ortega took full measurements of the necessary levels in our home, listened carefully to our desires and concerns, explained what we could expect, and worked with me via email to adjust the contract to the level of clarity that we needed. R&R handled the permitting with King County and the City of Kirkland, and in February work began. The team leader, Kyle, was excellent about communicating what he planned to have happen when; and when things didn't go according to plan, he was prompt about communicating what had happened and what the new plan was.Posted on Google

R and R was great! The salesman was not a salesman but someone who looked at our issue and made recommendations that made sense. He did not try to sell us something we did not need or ask for. The crew was on time, thoughtful, respectful and did a great job. They finished on time with no issues, and cleaned up after the job was complete. A very professional company I would highly recommend that you at least give them a chance. My wife and I are glad we did.Posted on Google

Update 4/12/26 The company reached out to us, came to our home and made a plan to properly lift our house. The work was done in a timely manner and we had a much better experience with them this time around. We are very happy with how things turned out. Awful company. We paid over $38,000 to raise our foundation 1.5”. It started cracking and they were unable to do what they said they could. They “stabilized “ it and left with our savings. It was the biggest waste of money and I suggest you go elsewhere. Garbage. Our house feels like it’s sinking more.Posted on Google

So I had some work done by r and r back in 2019. I had six piers put in and really enjoyed Corey the owner… fast forward to 2026 and the other part of my house started having weird sounds and a crack in my ceiling… I live on a hillside and tons of water comes my way and a user error with a downspout may have caused more issues… I made an appointment to have him come Out and do an inspection with a bid…. It’s pretty rare these days to not feel like you have gotten taken… Cory did all the measurements and well it appears the house is just settling. The house was built in 1980 by the original owners and was definitely not built straight. Anyway… Cory literally put me at ease and said. “Let’s just keep these measurements and check them out in a year or so. “He could have easily have just said… “yup. You need six piers….” He didn’t. I highly recommend r and r foundation… thanks for being honest… it goes a long way! Also… when I do need the work done… I, of course, will be using them!
