Protecting Your Foundation from the Outside In

What Is an Exterior Drainage System?

Exterior drainage systems are designed to stop water before it ever reaches your foundation. By excavating around the home, installing drain tile, and applying waterproof membranes, water is directed away from the foundation walls and into a safe discharge point.

This system is especially useful for homes with poor exterior grading, heavy rainfall, or frequent flooding. While more invasive than interior systems, exterior drainage provides a permanent line of defense against hydrostatic pressure and water intrusion.

Common Signs You Need This Service:

Pooling or standing water around your home’s foundation after storms

Basement flooding during or after heavy rainfall

Damp or saturated basement walls despite existing waterproofing efforts

Cracks in foundation walls caused by exterior water pressure

Mold growth in finished basements that reappears despite cleaning

Protecting Your Foundation from the Ground Up

Our Exterior Drainage Installation Process

Exterior drainage is a more extensive process, but it provides the strongest protection against water intrusion. Our team carefully excavates the soil around your foundation, installs a full drainage system, and applies modern waterproof membranes.

Once backfilled, the system ensures that rainwater and groundwater are directed away from your home – before it ever touches your basement walls.

Repair process:

  1. Site Evaluation & Excavation Planning Map out water flow and safe discharge points.
  2. Foundation Excavation Carefully dig around your foundation walls down to the footing.
  3. Drain Tile Placement Install perforated piping with gravel for water collection.
  4. Waterproof Membrane Application Apply barrier coating and protective panels to walls.
  5. Backfilling & Landscaping Restore the soil grade and ensure proper slope away from the home.
  6. System Testing – Confirm that water drains effectively away from the foundation.

Answers to Common Homeowner Questions

Exterior Drainage FAQs

What makes exterior drainage effective?

It prevents water from ever reaching your foundation walls by redirecting it away before infiltration can occur.

How disruptive is the installation?

Because excavation is required around the foundation, landscaping, walkways, or driveways may need restoration after the system is installed.

Is exterior drainage always necessary?

No. In many cases, interior systems are sufficient. Exterior systems are ideal for homes with severe water intrusion or failing original waterproofing.

Can exterior drainage help with soil erosion around my home?

Yes. By directing water away from the foundation, exterior drainage reduces erosion that can weaken soil support and cause uneven settling.

Does Washington’s heavy rainfall make exterior drainage more important?

Absolutely. In regions like Western Washington, where saturated soils are common, exterior systems provide an extra layer of defense against chronic leaks.

How do I know if I need exterior vs. interior drainage?

If you see pooling water outside, damp landscaping, or major seepage after storms, exterior drainage may be the right solution. Our inspections help determine the best fit.

Update 4/12/26 The company reached out to us, came to our home and made a plan to properly lift our house. The work was done in a timely manner and we had a much better experience with them this time around. We are very happy with how things turned out. Awful company. We paid over $38,000 to raise our foundation 1.5”. It started cracking and they were unable to do what they said they could. They “stabilized “ it and left with our savings. It was the biggest waste of money and I suggest you go elsewhere. Garbage. Our house feels like it’s sinking more.

So I had some work done by r and r back in 2019. I had six piers put in and really enjoyed Corey the owner… fast forward to 2026 and the other part of my house started having weird sounds and a crack in my ceiling… I live on a hillside and tons of water comes my way and a user error with a downspout may have caused more issues… I made an appointment to have him come Out and do an inspection with a bid…. It’s pretty rare these days to not feel like you have gotten taken… Cory did all the measurements and well it appears the house is just settling. The house was built in 1980 by the original owners and was definitely not built straight. Anyway… Cory literally put me at ease and said. “Let’s just keep these measurements and check them out in a year or so. “He could have easily have just said… “yup. You need six piers….” He didn’t. I highly recommend r and r foundation… thanks for being honest… it goes a long way! Also… when I do need the work done… I, of course, will be using them!

House built in 1913 did not disappoint with challenges with a leaking foundation into the basement. But, R&R came through and I am able to feel confident that any further water issues are no longer. If the opportunity presented itself, I would hire them again.

I had them come out to my house to look at an issue of water seeping into my garage which is built into a hill. For reasons that have nothing to do with them, I didn't end up getting the work done. However of the four companies I had look at it, R&R's assessment was easily the most thorough. They are the only one that did any significant inspection outside of the building rather than just inside the garage and their prices were comparable to the other companies I checked out.

Had R and R do some work on our older home that needed an update to the crawl space foundation posts a few years back. Work was accomplished in a timely and professional manner. Now in 2025, we are selling our home in a slow market and want to upgrade. We need to show the new buyers the application to transfer the foundation warranty ahead of the inspection in a few days as a show of good will to close the home. R and R's marketing manager, Jordan, was able to accomplish this promptly within one day for us and really set us up well to help close our home. While the foundation repair was important, it was years later, being able to connect with R and R again, and show the new buyers the work they had done and that it was done by a reputable company, that helped seal the deal.
