Sagging Floor Joist Repair in Washington

Lift and Support Floors for Lasting Stability

Our crawl space support systems use engineered jacks and reinforcements to lift sagging floors and restore safety to your home.

The Hidden Danger Below Your Floors

What Are Sagging Floor Joists?

Sagging floor joists occur when the crawl space supports beneath your home weaken due to excess moisture, wood rot, or poor original construction.

When joists fail, floors above become uneven, bouncy, or unstable. Since nearly half of the air in your home comes from the crawl space, sagging floor joists can also indicate hidden moisture and air quality issues. Repairing them early restores safety and protects your investment.

Common Signs You Need Floor Joist Repair:

Uneven or sloping floors

Floors that dip or tilt indicate weak or failing support beneath.

Soft or bouncy spots when walking

Shifting floors stress the walls above, creating visible cracks.

Cracks in drywall above doors and windows

Shifting floors stress the walls above, creating visible cracks.

Doors and windows sticking or misaligned

When crawl space supports shift, the entire frame of the home is affected.

Rot, mold, or pest damage under the home

A crawl space inspection that reveals deterioration confirms the need for immediate repair.

What Homeowners Ask About Crawl Space Floor Repairs

Sagging Floor FAQs

Why are my floors sagging?

Sagging floors are often caused by weakened crawl space supports. Common issues in Ohio include wood rot from high humidity, termite damage, or undersized beams from older construction.

Can sagging floors be lifted back to level?

Yes. With adjustable steel jacks and reinforced beams, we can carefully lift floors back into position. Once stabilized, the supports prevent future sagging and restore long-term safety.

Will repairs also improve my crawl space air quality?

Absolutely. Sagging floors are often tied to moisture problems. Along with installing supports, we may recommend vapor barriers or dehumidifiers to reduce humidity and improve indoor air quality.

How long do sagging floor repairs last?

With high-quality steel supports and proper moisture control, these repairs are permanent. Our materials are corrosion-resistant and designed to last the lifetime of your home.

Can sagging floors get worse if I ignore them?

Yes. Unrepaired sagging floors put stress on the entire structure, leading to widening wall cracks, uneven door frames, and in severe cases, collapse of beams or joists.

How much does sagging floor repair cost?

Costs vary depending on the extent of damage and number of supports needed. However, repairs are far less expensive than allowing structural failure to continue.

Will fixing sagging floors help with creaking noises?

In most cases, yes. Reinforcing weak joists eliminates movement that causes creaks, making your floors more solid and quiet.

Do sagging floor repairs increase home value?

Definitely. Buyers are more confident in homes with solid floors and documented structural repairs. Investing in repairs protects your home’s value and livability.

Great service; fast and efficient. R&R lifted our sinking driveway today and did a great job. The tech, Austin, was very easy to work with and kept us informed about the process. We would highly recommend this service should the need arise.

In October of 2025, we signed with R&R for the stabilization of our foundation. Jordan Ortega took full measurements of the necessary levels in our home, listened carefully to our desires and concerns, explained what we could expect, and worked with me via email to adjust the contract to the level of clarity that we needed. R&R handled the permitting with King County and the City of Kirkland, and in February work began. The team leader, Kyle, was excellent about communicating what he planned to have happen when; and when things didn't go according to plan, he was prompt about communicating what had happened and what the new plan was.

R and R was great! The salesman was not a salesman but someone who looked at our issue and made recommendations that made sense. He did not try to sell us something we did not need or ask for. The crew was on time, thoughtful, respectful and did a great job. They finished on time with no issues, and cleaned up after the job was complete. A very professional company I would highly recommend that you at least give them a chance. My wife and I are glad we did.

Update 4/12/26 The company reached out to us, came to our home and made a plan to properly lift our house. The work was done in a timely manner and we had a much better experience with them this time around. We are very happy with how things turned out. Awful company. We paid over $38,000 to raise our foundation 1.5”. It started cracking and they were unable to do what they said they could. They “stabilized “ it and left with our savings. It was the biggest waste of money and I suggest you go elsewhere. Garbage. Our house feels like it’s sinking more.

So I had some work done by r and r back in 2019. I had six piers put in and really enjoyed Corey the owner… fast forward to 2026 and the other part of my house started having weird sounds and a crack in my ceiling… I live on a hillside and tons of water comes my way and a user error with a downspout may have caused more issues… I made an appointment to have him come Out and do an inspection with a bid…. It’s pretty rare these days to not feel like you have gotten taken… Cory did all the measurements and well it appears the house is just settling. The house was built in 1980 by the original owners and was definitely not built straight. Anyway… Cory literally put me at ease and said. “Let’s just keep these measurements and check them out in a year or so. “He could have easily have just said… “yup. You need six piers….” He didn’t. I highly recommend r and r foundation… thanks for being honest… it goes a long way! Also… when I do need the work done… I, of course, will be using them!
